Living Room

The main living area is a large (approx. 40sq.m.), open-plan room with plenty of light from two south-west facing windows that look out onto the park. There are four thermostatically controlled radiators.

Heating and hot water are by gas combi-boiler so there is no hot water tank - water is heated on demand. The apartment has fitted carpet throughout except in the kitchen (wood) and bathroooms (tiled). There is Freeview digital TV and Sky+ with Sports package. The BT broadband normally delivers speeds around 12Mbps with unlimited data, which is more than adequate for catch-up services.

The apartment is on the second (top) floor and is accessed via a grand stairway - there is no lift.

Parking and Grounds

There is a communal parking area a few meters from the entrance as well as a turning/loading space adjacent to the entrance. Tulk House has its own landscaped and maintained gardens within Ottershaw Park. There are various seating areas and even a vegetable patch (commonly known as the 'veggie plot')! The Residents' Committee generally organises social events several times a year or on special occasions.

Ottershaw Park is accessed from the main road by a gated drive through the woods. The park includes the Mansion House and original arched bridge and is surrounded by walks through the woods and countryside.
